We were all set to make an offer on the co-op (which I'm told the owner was excited about because she hasn't gotten any offers yet) when Lee found a clause in the by-laws that means we can't- no more than two permanent occupants per unit (even though this is a 2-bed 2-bath unit). And since we'd like to have a kid, that means no deal

It is a bullshit clause, but the realtor confirmed that it's an illegal one, so we made an offer anyway and I guess we'll bring THAT up once we're on the co-op board? I guess that's the problem with joining a board that hasn't changed it's rules much since the 1980s (when they decided to allow cats).
