House update

This will get long so I will cut it.

Okay so Sunday we told our Realtor that the house we looked at the day before is the one we wanted. We went there on said Sunday and measured things to make sure all of our crap would fit before we said that we wanted it. It did of course.

So we planned on meeting Wednesday to sign contracts and go over all of the legal stuff before he sent the offer to the Seller.

And now I will go into more specifics...

The house is on the market for $102,000. It has been on the market for 1 year or more. The Seller bought it originally 4 1/2 years ago for $93,000.

We made the offer last night with advice from our realtor according to comps and market value...at $92,500. And to add closing...around $94,000.

The seller came back with $99,000 with out closing included. Since she dropped the price $3,000...we decided to even the playing field and offered $3,000 more. So now it is at $95,500.

Well the Seller didn't like that either. And apparantly she gave the story that she put $11,000 worth of updating and repairs into it and only dropped down $1,000 more making their offer $98,000. Once again without closing costs included.

Well instead of coming back with another offer of more money. We decided to wait a day and let them mill over it for a bit. And as we are the only ones looking at the house at the moment we don't see that as a problem.

If by tomorrow she will not budge...we will offer $97,500...making that $1,000 more than what she countered and include the closing costs.

If that still doesn't happen we will bargin and get the inspection done agreeing to the higher price. If there is something substantially needing done that will cost alot we will offer that if they include that with closing...since we took the higher price...then we will take it. Though we hope that they will think about it and go down again.
