A few weeks ago, I drove to New Berlin, NY, to see one of my favorite houses. This house, built in 1862, is a gem of "French Second Empire (Mansard) Style" architecture. Yet, it languishes, slowly rotting away, and sitting open, in the small town of New Berlin, NY.

I'll just need 1 to 1.25 million $, a crew of about 5 competent carpenters, and two years. I would only be directing the restoration work.
25 years ago I restored a spectacular 1838 Greek Revival house in Cayuga, NY. It was about the same size. It took me and my crew 5 years (we didn't work there over the winters) and about half a million.
