I couldn’t get to sleep last night. I lay awake for ages feeling anxious and angry about the house sale. I had to call the bluff on the buyers of my last place in the end - if you don't have the contract with my solicitor by the end of today we're pulling out. In the end they spent 600gbp biking contracts all over London. They had messed us about for ages and I was sick of it and wanted out. You have my sympathy, I hate nothing more than buying and selling houses. Very stressful. Try and keep calm and not play the vengeful game, you'll come out better in the end. You have the strngest card here, you have a house they want, on which they've paid legal fees and they're living in a caravan, they have a weak hand. If I were you I would make pulling out noises to the estate agent and try and give these arseholes the jitters

What she said. Remember that the most powerful person at the table is the one who can walk away from the deal. While it would be a disappointment not to sell the house, it would not actually wreck things for you to walk away from the mess and start over with a different potential buyer. They are a bit obnoxious with their inability to get their act together, but they aren't the only buyers out there nor necessarily the ones you have to choose.
