We found a realtor. She's a colleague of the one we initially picked off of Redfin, who showed us a few places and seemed like she might be a good fit. I'm glad you've got the process moving forward again. I agree it's important to find an agent who's familiar with the type of property you're looking to buy. Any agent can do it, legally, but one who knows the potential pitfalls of large rural properties can help you avoid unexpected problems and costs that one who's only ever handled tract homes and condos cannot. Ditto the lender. One that processes loans on tract homes and condos will take a look at your zoning and either walk away (if you're lucky!) or (worse) tie you up with ridiculously a slow qualification process and extra costs to cover their uncertainties.
