We did not get our dream house. Nate called me at 4:00 and told me that an offer had already been put down and accepted over the weekend. Our realtor said we could do a counter offer for more, but we didn't want to play the game, especially since it was the 2nd house we've ever looked at, so we took it as a sign that it wasn't meant to be and to ( Read more... )

Aww, I'm sorry you didn't get the house. John and I didn't get the first house we put an offer on either, and we ended up getting a much better house for basically the same price. So like you said, it wasn't meant to be, and your dream home is still out there somewhere!

We didn't get the first house we put an offer on either. And we found a bigger, probably better house for $5000 less, so it worked out better for us, too.
I kind of question your realtor. Ours would never have said we could put an offer in if there was already one accepted. She wouldn't even show us houses where there was an offer accepted on it. Just seems weird to me. Did you get a buyer's agent?

Thanks guys. It really did seem too easy since pretty much no one I know actually gets the first house they look at.

The story as I told it did make it a little unclear. We didn't express interest in putting down an offer until late Sunday night, so our realtor lady said she'd call the sellers' people Monday morning. So it was on Monday that she found out there was already an offer on the house.

I think she is our buyers agent. At least, the way my dad described a buyers agent to me on the phone last night (because he suggested the same thing) sounded exactly like what she's doing. She finds houses for us to see, sets up showings, then drafts up offer documents when the time comes. And Nate says we have to pay her 3 or 5% or something once we get a house.

Did you sign an agreement with her? If she were working as a seller's agent she would do the same thing, but as a buyer's agent their supposed to give you advice about offers and look out for your best interest. If she's a seller's agent, she'll be looking out for the seller's best interest.
And you don't pay the 3% commission, the seller does. The seller pays 6% commission when the house gets sold and usually something like 3.5% goes to the seller's agent and 2.5% goes to the buyer's agent. So don't worry about having to pay that. We had to pay like a $500 administrative fee for our realtor, but that was built into the closing costs. What realty are you using?
