Some mid-cap stocks rose sharply due to the very news that they are relocating, selling the land they are holding rather than due to company's operating profits.
So its a good idea to factor in real estate value. This is done by smart investors.
As an extension to this type of investment is Real Estate Mutual Funds. I do have certain views... hmm.. a bit too long to type :-(

As to investments for kids college, I would suggest mutual funds, and
primarily the equity-oriented ones. These have a better chance of keeping
up w/ college inflation than bonds, and they are much more liquid than
real estate. You don't want to get into a bind trying to sell real estate
at the last minute to fund college. Finally, growth oriented mutual funds
tend to defer a lot of the current income tax, as they pay low dividends
and generate long-term growth, ultimately taxed at capital gain rates.
There is no right answer, depends on your risk tolerance and other
investments.
