I sincerely urge you to look at the low-income credits toward first-time house buyers. My buddy Lizzie got a pretty rockin two-story home for around $70k and she was then able to funnel money into repairs and that, which still kept her at a reasonable rate. Best yet, and she regrets not having done it then, other companies will try to come in and buy the home from you. At least, it happens. Maybe not everywhere, but she fielded an offer for like $119K, which would've been good to take in hindsight, but then she would've had a harder time finding a home. Just something to think about.
