Question: Option when clicking to replace objects in Sims 3

First of all, anon posting isn't allowed in this journal anymore. Is that intended?
Second, in Sims 3, sometimes when I click on an item (a toilet, shower, or computer, for example) I get the option to replace it for x Simoleans. Why does this happen?

As to your second question, I think in the Sims 3 when you've had objects for a certain amount of time you get an option when you click on them to replace them for brand new ones. Also if the objects have been burnt in a fire, it gives you the option of replacing the burnt object for a new one by clicking on it.
