I am having a similar problem right now. I honestly think the best way to go about it is just tell her that you don't want to go in on this house and state the exact reasons you have pointed out here. If she doesn't understand your feelings than maybe a step back would help. Allow her to buy the house but tell her you will keep the place you are in and do the things you are currently doing. That is what I did and it seems that it is working out. He bought the house but I am living seperately and maybe will eventually move in with him.

I'm a month late in commenting, but I definitely wouldn't suggest moving to this house. It seems pretty obvious that you don't want to be tied down, especially in Utah, at this point in your life.
