If you don't sign with a normal student apartment complex you can sign the lease by yourself with your parents of course. Who ever lives with you just then needs a sublease form because the apartment is in your name. It's not too hard, that's what I'm doing down in Tampa.
Brian, its not an either/or situation. You have more than two choices. The fact that you would narrow it down to either California or Florida means that you either a) don't want to examine other options, or b) you're too lazy to examine other options. What would you do in California? Would you continue going to school? Are you able to afford living in California? Ultimately, you need to do what you want to do, but sitting there, giving yourself two choices when there're more than two choices isn't a good idea. You can't expect an apartment to fall right into your lap. Take it from someone who had to do all the legwork for the past two years to find apartments. If you want help, I'll go with you and help you find a place.

I am not moving to California, nor do I want to (at this time). My friend is moving from California to Florida. Her and I have agreed to be roommates.
