it's a "historic" home...remodled/restored, not just a small home. plus, 2600 sq ft is a good size for a house that old. my best friend just bought a 2000 sq ft house (for $145,000, new), and it's pretty damn roomy.

hell, my parent's house is tiiiiiny - less than 1500 sq ft i think - and it's worth $120,000 - $130,000 here.
