I went to a Mary Kay meeting and there were some ladies that were doing very well for themselves, making six figures and whatnot, but that was their full-time thing that they did day-in and day-out. Also when I worked at Nail Fever (in the Falls) we had a lot of Mary Kay and Avon reps that did their nails with us, and all looked like they were living a cushy lifestyle.
Then again, given the Pinecrest location, that might have been because they were just choosing to work. After a certain amount of sales, you get a free car, then after another given amount, you get a pink cadillac (I've seen a few on the rode, they're light pink and have a tiny Mary Kay decal on the side). If you choose not to get the car, you can take the $X-amount per month instead.
I think one of the Phi Mu sisters is a Mary Kay girl. You can always go to one of the meetings and give it a shot, if you don't like it, don't invest.
