I will gladly talk your ear off about Alameda real estate, just ask Gwen. I've been looking for a place going on 5 years now and yeah, there's been a lot of crap sub $400K. Ask me about the one place on 9th I looked at that used to house a meth lab in the basement. Stuff is coming in at that price point though, so I'll happily give you any help you want.
