The guy that cant pay rent and loosing his home or the Landlord that cant pay the mortgage because the guy that lost his job is defaulting on rent. Lets say its a 6 unit apartment building.
neither. you should never be in a situation where your living situation is compromised, and you should never put your tenants in a situation because that is fucking unethical.
In this hypothetical situation: Jobless Guy: get a job, any job. get an apartment, quick. any apartment.
Jobless guy could flip burgers at McDonalds for $7.15 x 20 hours/wk x 4wks/mo= $560.
Rent at hovel in the city: $250 (util incl). Month bus pass: $50. Food for a month (actual nutrition) $150. Intarweb: $30.
This is not unreasonable.
As far as the Landlord: you should have insurance (literal and figurative) to be able to make due on your apartment building. Ethically speaking and business wise. Don't overstretch.
