Congrats on making it through AIT. I was at FT Sam Houston for CLS training before my last deployment and liked it there. And congrats on your posting to Ft Carson. I demobbed through there in August and thought it was one of the most beautiful posts I've ever seen. Of course there wasn't any snow on the ground at the time...

That said, there should not be "rent" if you qualify for on post housing. I would recommend that you check out military onesource as well as working with your housing to find out if Ft Carson has privatized housing, which even though its on post isn't exactly on post. If it is, you will qualify for BAH, but you will not see it. Instead your BAH will be wired to the housing organization and you will be responsible for any charges above what the BAH covers.

I don't know how many other bases have adopted this (SHITTY) model, but Navy housing in Key West is contracted out to folks who maintain the units. The occupants' sponsor receives BAH, but the BAH is automatically taken out of their pay and given to the contractor (Balfour Beatty).

No worries. You will always get BAH. However, if you live on post, you will never really "see" it because housing takes it before you even get it. If you live off post, you will get BAH deposited into your bank account with your regular pay since you'll be responsible for paying rent out of pocket.

I got out of the Navy a year ago, but when I was still in there were two different things going on. Base housing at certain military installations (Navy or otherwise) was being switched from being maintained by the base to being maintained by private civilian housing organizations. That being said, certain bases were making it so that the residents would have to pay a monthly rent amount. The way base housing used to work though is that when you live in base housing, you weren't charged rent so you didn't receive BAH. You would only get BAH if you lived off base. I remember being at Eglin AFB and they were getting ready to go the civilian route. You'll just have to ask.

This sounds like what happened at Fort Drum, if you live on base, they will give you BAH but then just take it out in an allotment, so you never saw it, and the allotment went right to the rent. No cash ever went through your hands, but you still have to have a rental agreement.
