When Dan and I bought our townhouse last year, we got a signed and sealed copy of our property survey. On the survey from our city courthouse, we have a drainage easement that comes 25 feet into our backyard, and a utility easement that reaches 10 feet into our front yard

Did you get a title insurance policy?

Actually, that's probably not even the first question I need to ask. But I am curious what/if any easements your title work showed.

Title insurance..I had to go pull our paperwork, but sure enough, on the settlement statement that we signed at closing, there was a title record research done, and a payment made for title insurance. I'm assuming that's what you mean.

Did you have an Owner's Policy done? I'm just curious if there is anything special under the Standard/Special Exceptions relating to the easements.

I don't know the specific laws where you are, but I could probably easily find out. Personally, I'd see what the Utility Company is willing to do first. Even if there is an easement there, I wouldn't think that would give them the right to come in and make the yard look like they did. You don't happen to have a copy of the specific recorded easement, do you? Any idea if your county records are online? I could find out the information much easier that way.
