What exploded?

Tennants reported a leak in the kitchen.
Took up floorboards to get at stop tap - found corroded pipes covered in dripping water, so:

Fix kitchen leak - Check
Replace pipes under floorboards - Check
Service boiler - Check
Re-route cowboy fitted shower pipes into wall - Check

Lot of money, but it should be worth it and touch wood the damp will start to go
