Sounds like us... Except for the being organised enough to get our house on the market...
We'd always known since I moved in with Stephen that we needed a slightly bigger house. We spotted one, put in an offer, bought it and then went... Damn - we have 2 mortgages - better get the other house on the market! :P
On the plus side, our new house is perfect for us and one of the best things I think we've ever done! :)

if you fail to sell yours in time and really want to buy the other and can afford to do so you could always rent your current place out, very common thing to do but remember to get permission from the mortgage co. (which most people forget!)

I would suggest making sure that Issy's toys are all tidied away and as little cat stuff as possible. Just try and tidy as much as possible and make sure it's not too cold!
Lists are good things. Try and get the house as clutter free as possible, so books, CD's, photos etc should be put in storage. Pets can also put potential buyers off. You may not notice the smell but non pet people surely will. Be realistic on what you're trying to sell the house for. Current market is not good, but is recovering. Mainly get as much done in advance as possible, things tend to move pretty quickly when they start to move at all.
