So a lot has happened in the last few years - my mom passed away, I inherieted her mess - her house and all her goodies (along with my chilldren because ya know, my Mom just could not make things easy for anyone)

I'm glad to hear that your mom was able to express her appreciation and love for you before she passed. I wish you all the best with taking care of her estate and moving on with your own life plans. Sounds ambitious, but doable. Good luck!
