Made a first offer on a house today...we'll see if they accept it or what they counter with. It's lower than their asking price by a good amount, but there are some immediate expenses that I would have to have in order to get the house ready for winter and such as well as after winter with the driveway, so..we'll see ( Read more... )

fingers crossed with ya!!

one option people did when I was in real estate was if they didn't take the opening bid and countered you can counter with the current owner paying for some of the repair costs (roof, heater, etc) It really depends on if the repairs are cosmetic or to pass inspection.

Well....the windows need replaced, driveway fixed near the garage, and they do NOT know how old the furnace is because it's an estate property. Also, the driveway is partially shared and all the light fixtures need replaced as well as closet doors and ohh yeah, the tub and shower will need updated before I would even be able to THINK about re-selling the property.

How do you propose to pay for windows, furnace, driveway, fixtures, and bathroom updates? Closing costs? Them, you, both?

If they accept my offer, then I'll be able to get the 8K tax credit and would use a portion of that to replace the windows and fix the driveway. The fixtures I would replace myself and somewhere down the line I would update the bathroom. I have enough in savings to pay for almost all my closing costs, so I've only asked them to pay half my closing costs.

I wish you luck. Owning a house is an interesting journey. I was lucky, I'm renting to own, and the house is currently owned by SCA folk that I've known for a while. I hope this works out for you.

yeah, haha..Agent just confirmed that she sent it to the listing agent to see what kind of response they give. She should know their first itial response by the end of the day tomorrow....fingers crossed!!
