   I had a very interesting thing happen to me today as I was coming home from the bank.  I got a text message wishing me happy birthday from my cousin Mike.  I haven't heard from him in about a year and a half so I was very surprised.  I immediately called him back and had a long talk with him.

He asked me what I'd been up to and I told him

Hopefully your cousin will be able to do something wonderful with your house. We just finished getting a lot of work done on our house with a contractor friend of my dad's, and wow, it looks like new. The inside is seriously beautiful. It feels like a completely different house, like it's only a few years old instead of 20 years old.

If it doesn't work out, though; hey, you did what you could, no point beating yourself up about things you can't change.
