Friggin buyers wanted you to change the furnace filters! Now that's funny. Our funniest one was the inspector wanted us to install the missing screen on the range hood. Ummmm stoopid inspector, it has an internal door that opens when it's on. It's doesn't have and has never had a screen, so it can't be missing. But stoopid me, I designed one and put it in anyway. LOL

Have you thought about just adding a note to your listing that you will contribute 3K to a new roof. Then you don't have to go through the hassle and might save a buck.

Ahhhh Sir Mo the slum landlord. Has quite a ring to it doesn't it? hahaha
Anyway, we thought about that, but there are enough issues from the home inspection that I want a roof before we have any problems with a leak through to the drywall. Remember we have real winters here with lots of snow/ice pack on the roof.
And I thought a new roof would be a good selling feature too. Real estate agent seems to think so as well.
It's late in the year for selling now, so I'm thinking we'll have to live here through this winter.

When we sold our house we listed it low to get rid of it. Mind you it did have a one year old roof *laughing* It sold in a week.
I see it's on the market again, listed very high and still needing some of the things done that were there when we sold. Silly people!
But other than the work on the house, how is retirement my friend?
