ETA: I am stupidI have been "looking for a house" for six years now. Somerville is the longest relationship of my life by almost six years, and I knew by the two-year mark that I wanted to get married. what about buying a 2 family with someone else? Might be a bad idea, but I knew some folks who did it and didn't want to kill anyone after.

can you sell your mosaics for bunches of cash?

The brokers and bankers are probably assuming that you can ask relatives for a large gift or loan of some sort. Which sucks.
You may want to give someone at MHP a call, though. They should know that they are giving out bad advice.

Wow. I'm sorry. I don't have anything useful to say (except that I don't think you're a failure, and that many authorities these days think renting makes more sense then buy, both of can be combined with $3 for a cup of coffee :-z), but I'm sorry that it works out that way.

(And yeah, she is awesome. Not that that helps either.)

Yeah... "makes more sense" is a useless valuation for me, because it's based solely on "he who dies with the most toys/cash/assets wins." I care more about the warm fuzzy emotional need for a home that belongs to me, whether it "makes sense" financially or not. (Of course, it's also "impossible" financially. So.)

Well, as for the pre-approval, obviously the housing and banking and financial everything are completely fux0red right now. Previously they were pre-approving everyone and their grandmother's cat, and now they won't even pre-approve my mother at a bank she's done business with for 30 years.

If it makes you feel any better, which it probably doesn't (unless seething anger is better than depression) it's not you who's the complete failure. It's them.

Isn't it awesome how you can be the world's most responsible adult, and get totally screwed over, and Goldman Sachs and AIG get taxpayer money? Sorry, that's the seething anger thing again. But anyway.

I'm sorry that everything is sucking right now. I devoutly hope that it won't continue to do so forever, and really, it's not you who's failing here.

Unfortunately, I think this is less about banks being fux0red and more about my pay scale being fux0red. The interest rate they quoted me was 4.5%, which is perfectly reasonable, and they're calculating based on not spending more than 1/3 of my income on my mortgage. Which is also perfectly reasonable. Yeah, banks back in the day probably would've lent to me, but then I would've ended up foreclosing like the rest of these poor schmucks. I can't afford it; simple as that.
