So, it's like this: we had the inspection last monday (with snow!). Inspector said it needs new roof (has three layers on it, top layer worn away, sheeting has wet area inside crawl space, but insulation, etc. is dry. Might be bad flashing around chimney. Our offer was accepted over several others, even though we offered the listed price and nothing else special (well, closing on Dec 15th and already having financing was good, but not special).
