I agree with all of your demands. For my dream house, I want all of the above, and also a spare room for crafts/computers, etc. Also, a skylight and/or a spiral staircase would be wonderful, but that's not required.

I would like to add two important structural features:

basement or otherwise decent room for tornadic weather

lots of electrical outlets, so I can put electronics and lamps in many different places, not just at one wall or whatnot

As the person who probably currently has the greatest chance of sharing a house with Leslie once Leslie owns a house, I'd like to second "basement" and "Lots of electrical outlets" and ideally add in "Easy-to-access conduits through which I could thread network cabling between the floors of the house".

Also I need a room I can use as my space to geek out without worry of Leslie saying that I have furnished it in a manner that is tacky or unaesthetic in any way.
