It seems reasonable to me. If you're going to the trouble of creating a written contract, why allow oral statements or other agreements outside the standards contract to modify the terms?

Seems as if it keeps things tidy, although it does allow the unscrupulous to pressure a potential buyer into signing a long contract without reading it, only to say "gotcha" at a later date.
