House offer, Apt. woes, etc.

From what our realtor said, it doesn't sound like the bank is going to accept our first offer. Hopefully, the counter offer will be acceptable. We are approved for the full asking price of the house, but hopefully they will accept a little less than their asking price anyway. Negotiating is scary. I really want this house. You can actually put in your offer that the seller help pay the cost of breaking your lease. There's all kinds of things you can pass on to the seller, actually. Closing costs, inspection costs. There's no guarantee they'll take it, but you can try.
I managed to get about $3,500 back from the seller for all the various costs that went into purchasing my house. They were going to pay to break my lease, but my lease happened to expire right before the closing date, so it worked out.
Just remember, it IS a buyer's market still, even though the housing economy is getting better. You still have the upper hand. They'll try to trick you into thinking you don't, but you do.

Okay, that's very encouraging to know we might be able to do something about the rent costs. Also, upon rereading the letter from the realtor, it seems that it's not that they don't LIKE our offer, just that they have a standard of sending a counter offer.

Buying a house is surprisingly a lot like going to a garage sale, (or the Middle East). You're expected to haggle. In fact, if you don't, and just give in to the asking price, they tend to be a bit disappointed! lol.

Don't forget how long it takes to actually move in to a house after you make an offer. My husband and I are purchasing a house as we speak. Our first offer was placed in June and we will not be moving in until late late August. And our whole house buying process has gone incredibly smoothly. Financing is taking longer and longer, 30 days in contract will often not cut it anymore.

You know what, fuck those apartment guys. I can't believe after everything you've been through with that place that they would seriously try to screw you like that over two lousy months' of rent. There has to be some kind of recourse you guys have. Have you thought about maybe looking into apartment law or something online? There just has to be a way that tenants are protected in the event that their apartment becomes a total hellhole due to improper maintenance or repairs ( ... )
