If you truly are a tenant and the place is not livable, he can't charge you a dime. Also, get one home inspector in there to declare mold and he can't rent the place out to anyone else until he fixes it - AND he has to disclose it for the rest of the life of the property.
Sorry to hear about your girlfriend. I don't see why she couldn't continue on with her therapy place, even if it's part-time or just enough time to keep her health insurance to even get on some medication to help keep her strength up. But, there's got to be something that can be done, yeah?
I have concluded that my dad is a truly sick man, incapable of any empathy. When someone rubs it in your face that they've helped you - then they have helped you for their own sake - not yours. If I vacate, I will do what I can to get that property buried in red tape.
Department of Vocational Rehabilitation. I cannot stress strongly enough how quickly you should get her an appointment there. They are the only agency that I know of that will do everything they can to get a person to a functional and fulfilling life again, and they have a LOT of resources available to make this happen. Health care (physical and mental), access to education, testing for various learning/social/psychological disabilities - and if you're well and truly fucked (as it sound like she is), they can sometimes provide short-term financial assistance towards rent and bills, or help with auto maintence - basically, they will do EVERYTHING they can to get you to be employed, but as a well-adjusted, happy person, not just a drudge in a drive-thru.
There are a number of offices in Albuquerque. Call them and make an appointment for the GF - do it now!

Thank you so much! I/we will certainly look into it. I can't believe how our healthcare system would literally just let ppl die in the streets. Now they're telling her about open heart surgery, and how if they do so, she will have to come up with half the money herself!!!! WTF!
