Proud Owners of New "Rood"

We are the proud owners of a new "rood" (I mistyped roof in the note I sent to the real estate agent). Of course we are $7K poorer now too, and we won't get the roof money back when we sell since the price hasn't changed. Hopefully in this crappy market it will be helpful finding potential buyers. Hope it goes well (Dr. and house). If the house does not sell, I will tell you that I enjoy my new roofs (I guess its a man thing). I pull up and see those nice new shingles and just smile knowing I shouldn't have to worry about anything for another 15-20years. Ahhh Peace.

Yep, I think the same thing when I drive up, "damn nice roof on this house!"

Dr. will be what it is - I'm not gonna obsess over shit I can't control.

We'll see what the surgeon says. I'm hoping for just one trip under for tuning up several issues.

I'm glad for the new roog (see that's my initial typo and I am going to stick with it) despite whether you guys sell it will make the winter more comfortable as you say.
I send my best healing wishes along for your surgery. I hope they make you as comfy as possible.

I know how you feel Tom.. thank goodness I don't have the Dr. to worry about but all the house woes are here also. Touch wood (knocks on my head).. I don't have the roof problem.. yet.
Since I started last March really doing this I am about $14,500 into it and a ton of free sweat on my part. The realtor guy came for the final time after all was done and I hated his low ball number and his stinking sales fees so much I said I'll wait till the fall and look at then.. like Mo say's above I might as well get some pleasure out of this joint for the summer. The thing that pissed me off so much is him saying to expect offers $20K to as much as $50K under asking... Grrrrrrrrr ... no thanks!

Good luck with the surgeon next week.

Yeah, one should ask 10% more than you want and be willing to take 10% less than that AND no counting the sales fee. It really sucks. Luckily for us we have a relatively small amount of money in this place. It was my Mom's and we bought it from my step-father when she died for a very small price.

We've now put about $17K into our place and we've done much of that small work, plus painted the interior ourselves. We have the deck to refinish and then we'll be "done" at least for a time.

You might as well list and jack the price up to pay the realtor fee and take into account the $50K they'll offer less than you're asking. You can always reduce the price later if you want, but you'll not be able to raise it.
