We are the proud owners of a new "rood" (I mistyped roof in the note I sent to the real estate agent). Of course we are $7K poorer now too, and we won't get the roof money back when we sell since the price hasn't changed. Hopefully in this crappy market it will be helpful finding potential buyers. We are doing a special for 4th of July weekend

Since I started last March really doing this I am about $14,500 into it and a ton of free sweat on my part. The realtor guy came for the final time after all was done and I hated his low ball number and his stinking sales fees so much I said I'll wait till the fall and look at then.. like Mo say's above I might as well get some pleasure out of this joint for the summer. The thing that pissed me off so much is him saying to expect offers $20K to as much as $50K under asking... Grrrrrrrrr ... no thanks!

We've now put about $17K into our place and we've done much of that small work, plus painted the interior ourselves. We have the deck to refinish and then we'll be "done" at least for a time.
You might as well list and jack the price up to pay the realtor fee and take into account the $50K they'll offer less than you're asking. You can always reduce the price later if you want, but you'll not be able to raise it.
